Home Staging – Updating Light Fixtures

Recently, a retired couple spent several months updating some of the features of their home in preparation for a sale. They brightened up the bathroom and kitchen, painted all the rooms in a nice neutral color and had a flawless floor. But they forgot to look up!

There were ceiling fans in every room! They had curved faux walnut blades with pale fluted inlays, complemented by five frosted glass beads with frills. These outdated pseudo-Victorian style fans with brushed brass fittings were out of place in a home that had been updated many times. In addition, the house is expected to go on the market soon.

Astute sellers have realized that they really need to replace most of the lighting in their house.

The lighting in the kitchen, dining and living room, entrance, master bedroom and office/living room needed to be changed. On a tight budget, fans were left in the two upstairs bedrooms. New drapery rods have recently been installed in all rooms; the metallic finish is the newly popular oil bronze finish. New fixtures were chosen, mostly with the same finish. The sellers arranged for their own electrician and installed new lighting within days.

A small recessed light with alabaster glass and a white border went into the hall, while a larger version was installed in the kitchen. Round recessed lights are popular again. They come in a variety of colors and finishes and can make the ceiling look higher. The previous kitchen fan hung too low and felt oppressive in the room. Now the room is lighter and bigger; no one is afraid of getting hit on the head!

Other recessed lights with an oil rubbed bronze edge finish were installed in the master bedroom and first floor sitting room. Matching lamps replaced the shiny brass ones on either side of the fireplace. A handsome but transitional chandelier replaced the previous fixture from the 1980s. Keeping the many metal finishes consistent creates a good flow through the house while updating the look.

When preparing to sell your house, don’t forget to budget for repairs and some updates. Overhead lighting is not something we think about every day. So take a minute to find and consider updating your fixtures if they are more than five years old.

Bottom line: these sellers received an offer and negotiated within five (5!) days. Good for them!
